Finding A Property

Arranging a Viewing
If you would like to view one of our available properties, or if you’d just like to register your details with us, please contact our office on 01875 320970. We are open from 09.00 to 17.00 Monday – Friday. We’ll try and arrange a time that’s convenient to your schedule so evenings are possible as well as normal office hours.
Applying for a Property & Referencing
If you are interested in taking a property you have viewed, you will need to apply for it. We ask that all adults that will be living at the property complete an application form, and submit this to us. We use the information you provide on the application form to take up your references, and only when satisfactory references have been obtained are we able to confirm the offer of a tenancy to you.
At the time you submit your application form to us we ask that you pay half the deposit (this is termed the“holding deposit”). When we receive the completed application form and holding deposit we take the property off the market, and hold it for you subject to references.
If we decide not to offer you the tenancy after taking up your references, or if you decide that you no longer wish to take the property, we will return your holding deposit.
Moving In
Providing that your references are satisfactory, we will confirm the offer of a tenancy to you and arrange a moving in date. We will ask that you pay the balance of the deposit at the time we confirm the offer of a tenancy to you. The first month’s rent is paid on or before entry to the property, and this must be made in cleared funds (i.e. cash, bankers draft or electronic transfer). Subsequent rental payments should be made by standing order, and we will provide you with the details you need to set this up.
We will normally meet you at the property to sign the lease documents and receive the rent from you. We will take meter readings with you and arrange for the utilities to be transferred into your name, and will also inform the council that you are taking over responsibility for the Council Tax from your entry date. You will need to make your own arrangements for the provision of telecom, broadband, TV and satellite services. We will provide you with a detailed inventory, which you will need to check and return it to us within 7 days of moving in.
You need to make arrangements to insure your own contents, as these are not covered by the Landlord’s policy. If you would like a quote for contents insurance, please let us know.
Maintenance
If you have a maintenance issue with your property, please contact our office during normal working hours to report it. We will appoint a suitable contractor, and ask them to arrange access with you to attend to the issue. If you have an out-of-hours maintenance emergency (i.e. a situation which is endangering life or could have a significant impact on the property if not attended to prior to the next working day) then please contact our emergency help line on 07764 177789.
Moving Out
Unless stated otherwise in your lease, your tenancy must run for a minimum of 6 months. You need to give us the required notice to terminate your tenancy at the end of the initial 6 months. If notice is not received from you the lease will automatically renew on a monthly basis until either you or the Landlord give the required notice to bring it to an end. Notice must be given to us in writing. Once we receive written notice from you we will send you information on what you need to do when vacating the property. |
